Living in Tilal Al Ghaf
Tilal Al Ghaf is Majid Al Futtaim's flagship residential community, launched in 2018 on a 3-million-sq-m site where Hessa Street meets Sheikh Zayed Bin Hamdan Al Nahyan Street. At its centre is Lagoon Al Ghaf, a swimmable lagoon of about 10 hectares with white-sand beaches. Dozens of parks and kilometres of trails surround it.
The community is built as a series of neighbourhoods: Elan, Aura and Aura Gardens townhouses; Harmony and Amara villas; Alaya, Alaya Gardens and Alaya Beach villas; Plagette 32 lagoon villas; and, at the top end, Serenity Mansions, Elysian Mansions, Lanai Islands and Bo Monde. The 2021 masterplan cut the number of homes to about 3,500 to keep density low.
It was the first project in Dubai to achieve interim BREEAM Communities certification. It's still being built in phases, with more due over the next few years, and RGS Guildford Dubai (British, Very Good) is inside the community.

In Bayut's H1 2026 report, average asking prices for Tilal Al Ghaf villas rose about 3% to roughly AED 2,280 per sq ft. Average 4-bedroom villas were listed at about AED 6.5M and 5-bedroom villas at about AED 13.4M, with gross yields of about 5.3%.
