Living in Emirates Hills
Emirates Hills is the most exclusive part of Emirates Living and one of the most expensive residential addresses in the Middle East. Emaar sold plots here rather than finished villas, roughly 12,000 to 45,000 sq ft each. So almost every home was designed individually, from Mediterranean and contemporary villas to palatial estates.
The community wraps around the Montgomerie Golf Club, designed by Colin Montgomerie and Desmond Muirhead, and its lakes and fairways give many homes long, open views. The community is gated, with 24/7 security. Plots are grouped into sectors identified by letters, such as E, H, P, R and W, which you'll see on listings.
Emirates Hills is home to some of Dubai's biggest deals. The Marble Palace sold for a reported AED 425 million in January 2025, a single-plot villa sold for AED 260 million in August 2025, and in July 2026 a villa was reportedly leased for AED 17 million a year. The only smaller homes in the community are the Montgomerie Maisonettes.
Sectors and plots
Listings identify sectors by letter (E, H, L, P, R, W and others) and by plot number. The main value drivers are golf-course frontage, lake views, plot size and the age of the build. Some buyers purchase older homes purely for the plot and rebuild.
Homes in Emirates Hills
Homes are almost all custom-built villas and mansions, usually with 5 to 7 or more bedrooms, staff quarters, pools and cinemas. The Montgomerie Maisonettes are the only smaller homes in the community.
Buying a plot or rebuilding
