Living in The Springs
The Springs was one of Dubai's first freehold communities. Emaar launched it in the early 2000s as part of Emirates Living, and it's now home to 4,856 townhouses and villas across 14 sub-communities: Springs 1 to 12, 14 and 15. There's no Springs 13. They're set around lakes, parks and walking paths.
Most homes are 2- to 4-bedroom townhouses, sold by type. Type 4M and 4E are 2 bedrooms plus a study (about 1,650–1,800 sq ft). Type 3M and 3E are 3 bedrooms (about 2,250–2,450 sq ft). The larger Type 2 and Type 1 layouts are about 2,500–3,050 sq ft. 'E' means an end unit, with one shared wall and a larger plot; 'M' means a middle unit.
Day-to-day life centres on the Springs Souk in Springs 7, with around 100 outlets including a supermarket and Reel Cinemas, and there are community pools in every sub-community. Dubai British School is in Springs 3, and Dubai Marina, JLT and Al Khail Road are minutes away.
Springs 1 to 15
The sub-communities are Springs 1–12, 14 and 15. The most-requested homes face a lake or back onto a park, or sit close to the Springs Souk and Dubai British School. We'll tell you exactly where a home sits and what it looks onto before you view.
Springs townhouse types and sizes
Original built-up areas: Type 4M 1,647 sq ft and 4E 1,793 sq ft (2 bed + study) · Type 3E 2,246 sq ft and 3M 2,455 sq ft (3 bed) · Type 2M 2,532 sq ft and 2E 2,693 sq ft · Type 1E 2,904 sq ft and 1M 3,043 sq ft. Many homes have since been extended or converted, for example a study turned into a bedroom. Always check that a conversion has Emaar approval.

The Springs property prices and yields
Bayut's August 2026 index put homes in The Springs at about AED 2,230 per sq ft, up about 8% year on year. Rents average about AED 91 per sq ft, which gives a gross yield of roughly 4%. At that average, a 2,455 sq ft Type 3M would be about AED 5.5M, though condition and position move individual prices a lot.
Schools in and near The Springs
Dubai British School Emirates Hills (British, Outstanding) is inside the community, in Springs 3. Emirates International School Meadows (IB), Dubai International Academy (IB, Outstanding) and Regent International School are all a few minutes away.
