Living in The Meadows
The Meadows is part of Emirates Living, the group of lakeside communities Emaar began building in the early 2000s between Sheikh Zayed Road and Al Khail Road. The first villas were handed over in 2002, which gives The Meadows something newer communities can't buy: mature trees, established gardens and a settled, family feel.
It's divided into nine sub-communities, Meadows 1 to 9, and is made up entirely of two-storey detached villas with 3 to 7 bedrooms, more than 1,800 homes in all. Many have been extended or fully renovated, so two villas of the same original type can be very different homes today.
For everyday needs, residents have the Meadows Souk (Spinneys) and Meadows Village (Waitrose, Fitness First and Medcare). The Montgomerie and Emirates golf clubs are close by, and Emirates International School is inside the community. Dubai Marina, JLT and the metro are about 10 minutes away.
Meadows 1 to 9
Each of the nine sub-communities has its own character. Plots that back onto water or open parkland, and those closer to the lakes and Emirates Hills, carry the biggest premiums. Some streets sit nearer the main roads, which can matter for noise, and we'll always point that out on a viewing.
Villa types and sizes
Every home in The Meadows is a detached villa; there are no apartments or townhouses. Built-up areas usually run from about 3,100 to 5,000 sq ft before any extension, across around 20 original designs. Because so many homes have been extended, we value on actual built-up area, plot and condition rather than the original type number.
Extending or renovating a Meadows villa
Extensions are common here, but they need a Home Modification NOC from Emaar Community Management and a Dubai Municipality permit. When you buy, check that any existing extension was approved. It affects your mortgage valuation and, eventually, your resale.

The Meadows property prices and yields
Bayut's August 2026 index put villas in The Meadows at about AED 2,900 per sq ft, up about 7% year on year, with 5- and 6-bedroom homes at the higher end. Average rents are about AED 96 per sq ft a year, which gives a modest gross yield of roughly 3–3.5%. That reflects a market where most buyers are owner-occupiers rather than investors.
Schools in and near The Meadows
Emirates International School – Meadows (IB, Very Good) is inside the community. Dubai British School Emirates Hills (British, Outstanding) is in neighbouring Springs 3, and Dubai International Academy Emirates Hills (IB, Outstanding) is a short drive away.

The Meadows sits between JLT and Al Khail Road. Sheikh Zayed Road (near Dubai Marina) is quick to reach, and Al Khail Road takes you to Dubai Hills and Downtown.
