Living in Jumeirah Islands
Jumeirah Islands is a Nakheel community of 46 island clusters, each with 16 villas, set within a network of lakes and waterways inland from JLT. It launched in the mid-2000s and is one of Dubai's most private villa addresses, yet Dubai Marina and the DMCC metro station are only minutes away.
Most homes are 4- and 5-bedroom villas of about 5,100–7,200 sq ft, each with a private pool. Each cluster has a theme: European, Islamic, Mediterranean, Oasis, Tropical or Contemporary. The names you'll see on listings, such as Garden Hall, Master View and Entertainment Foyer, are floor plans, not clusters. A small number of mansions and 84 townhouses (added later) complete the community.
The Jumeirah Islands Pavilion, anchored by Choithrams, and the Clubhouse, which reopened in 2021 with restaurants, a gym and a pool, give the community its own social centre.
Villa layouts and cluster themes
Cluster themes are European, Islamic, Mediterranean, Oasis, Tropical and Contemporary. The main villa layouts are Garden Hall, Master View and Entertainment Foyer. Views differ a lot within a single cluster, and lake-facing villas sell for the highest prices.

Bayut's August 2026 index put Jumeirah Islands villas at about AED 4,600 per sq ft, up almost 19% year on year. Rents average about AED 131 per sq ft, which gives a gross yield of roughly 3%. Lake-facing and fully renovated villas lead the market.

Dubai British School Jumeirah Park (British, Outstanding) is next door. Emirates International School Meadows and Dubai British School Emirates Hills are nearby.
