Living in Dubai Hills Estate

Dubai Hills Estate is a 2,700-acre master community in Mohammed Bin Rashid City, developed by Emaar and Meraas in a joint venture. Work began in 2014, and the first villas were handed over in Dubai Hills Grove in 2016. It sits between Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311), about 15 minutes from Downtown Dubai.

The community is built around an 18-hole championship golf course by European Golf Design. Its villa clusters include Maple, Sidra, Club Villas, Golf Place, Golf Grove, Parkway Vistas, Fairway Vistas, Palm Hills, Majestic Vistas, and the ultra-prime Dubai Hills Grove and Emerald Hills. Apartment districts sit around the park and the mall. In total, around 4,600 villas and 22,000 apartments are planned.

Dubai Hills Park covers 180,000 sq m, and there are 54 km of cycle routes. With Dubai Hills Mall (opened February 2022), King's College Hospital London – Dubai Hills and three GEMS schools inside the estate, it's one of the most self-contained communities in the city.

Villa clusters in Dubai Hills Estate

Entry-level: Maple 1–3 (3–5 bedroom townhouses and villas) and Sidra 1–3 (3–5 bedroom villas). Mid to upper market: Club Villas, Golf Grove, Golf Place I and II, Parkway Vistas, Fairway Vistas, Palm Hills, Majestic Vistas and Dubai Hills View, many of them on or near the golf course. Ultra-prime: the Dubai Hills Grove mansions (6–9 bedrooms, once marketed as the 'Street of Dreams') and Emerald Hills, where you buy a plot and build to your own design.

Bayut's H1 2026 report put luxury villas in Dubai Hills Estate at an average asking price of about AED 2,870 per sq ft (+2.3%). Average 4-bedroom villas were listed at about AED 9.6M and 5-bedroom villas at about AED 22.7M, with gross yields of about 4.3%. It was also one of the most searched luxury villa areas on Bayut. Driven Properties' analysis of DLD data counted 1,436 transactions worth AED 10.46 billion across the community in H1 2026.
