Living in Palm Jumeirah
Palm Jumeirah is Nakheel's palm-shaped island off Dubai's coast. It launched in 2001, and the first homes were handed over in 2006. The island has three parts: the trunk (apartments, hotels and Nakheel Mall), the fronds (villas) and the Crescent (resorts such as Atlantis The Palm). It covers about 560 hectares and is home to around 25,000 people.
Most of our Palm business is on the villa fronds, which are lettered A to P. The original stock is Garden Homes (usually 4–5 bedrooms, on plots of about 6,500–7,000 sq ft) and Signature Villas (usually 5–7 bedrooms, on larger plots with longer beach frontage). There are also Canal Cove villas and bespoke homes, and many villas have since been extended or completely rebuilt.
The defining feature of frond living is private beach frontage. The Palm Monorail, Nakheel Mall, West Beach and Atlantis The Palm are all on the island, and Dubai Marina and Media City are 10–15 minutes away. There are nurseries on the island, but no K-12 schools.
Garden Homes, Signature Villas and more
Garden Homes come in layouts called Atrium Entry, Central Rotunda, Garden Gallery and Grand Foyer. These are floor plans, not separate communities. Signature Villas are 5–7 bedroom homes of about 7,000 sq ft built-up. Canal Cove villas have 3–4 bedrooms and sit around shared pools. On top of these there are custom-built villas. Plots at the tip of a frond, and those with wide beaches, sell for the biggest premiums.
Beyond the fronds
The trunk and the branded towers have apartments and penthouses, and the Crescent has hotel-branded villas.

Palm Jumeirah property prices and yields
Bayut's H1 2026 report put Palm Jumeirah villas at an average asking price of about AED 6,350 per sq ft (+4.8%). Average asking prices were roughly AED 34M for 4 bedrooms, AED 53M for 5 bedrooms and AED 65M for 6 bedrooms. Individual prices vary enormously with the frond, orientation, beach width and whether a villa has been rebuilt.
Schools in and near Palm Jumeirah
There are nurseries on the island but no K-12 schools. The nearest leading schools include Dubai College (British, Outstanding), GEMS Wellington International School (British/IB, Outstanding) and Dubai British School Emirates Hills (Outstanding).
