Living in Dubai Marina
Dubai Marina is a waterfront district that Emaar built around a man-made canal of roughly 3 to 3.5 km, at Interchange 5 on Sheikh Zayed Road. Development began in the early 2000s with the Emaar 6 Towers, and it's now one of Dubai's densest residential neighbourhoods. Apricity's office is here, in Marina Plaza.
Homes are almost all apartments and penthouses, from studios to 5-bedroom sky homes. Towers range from the Emaar 6 Towers and Marina Promenade to landmarks such as Cayan Tower, Princess Tower and Marina Gate. Waterfront views, high floors and newer buildings sell for the most.
Marina Walk runs around the water, lined with restaurants and cafés. JBR beach, Dubai Marina Mall and Pier 7 are on the doorstep, and with the metro (Sobha Realty and DMCC stations) and the Dubai Tram, it's one of the few places in Dubai where you can live without a car.

Bayut's August 2026 index put Dubai Marina apartments at about AED 2,310 per sq ft (−2.3% year on year). Rents average about AED 123 per sq ft, which gives a gross yield of roughly 5%.
